Item: Teton County schedules its 6th plat vacation
This January, a new administration of County Commissioners will take office, and the first item on their agenda is to consider the vacation of yet another expired subdivision development. Over the past 18 months, the previous Board of County Commissioners has voted unanimously to vacate 5 expired developments. CLICK HERE to learn about these prior plat vacations.
It remains to be seen whether the county's policy will continue to be implemented under this new administration taking office, but Trappers Ridge Planned Unit Development (PUD) is scheduled to be vacated at 5:30pm on Thursday, January 17, 2013.
A Brief History of Trappers Ridge: Platted in 2009 with 25 lots on 78 acres at 8000W between 4000 and 6000N in Tetonia. This property is located over 12 miles from city services. This is a paper plat and no lots have been sold. The development agreement with Teton County expired on June 23, 2012 and no financial surety is in place. One of the big issues with Trappers Ridge is that it was originally designed to tie into a shared drinking water system with neighboring Appaloosa Ridge (45 lots on 157 acres) and West Ridge Ranch (120 lots on 332 acres). Although a total of 123 lots have been sold in Appaloosa Ridge and West Ridge Ranch, and there are 6 houses already constructed in West Ridge Ranch, the water system shared between these two residential developments can only accommodate 25 homes. Thus, Teton County has issued a cease and desist order on additional home construction in Appaloosa Ridge and West Ridge Ranch until the water system is expanded to assure that there is enough water for all of the platted lots. Thus, if Trappers Ridge were to be built out there, the water system would need to be further expanded for the additional 25 homes in Trappers Ridge. This PUD is scheduled to be vacated by the County Commissioners on January 17, 2013.
